It is often difficult for an individual private investor to make direct
commercial property investments and we are passionate to try and make it possible.
Lewis Innovative Investment's solution is twofold: Firstly, to use pension funds – because most
people have a fund they can commit, and secondly to form a syndicate up to twenty
people – to get into larger, more secure and attractive properties. Each syndicate
member establishes a Self-Invested Personal Pension (SIPP) with existing pension funds.
This amount and other syndicate members' funds will create a property fund.
The property fund will make the purchase with a mortgage. We look to secure favourable
rates on either a fixed, variable or a mixed basis.
A syndicate is formed when potential members' funds are sufficient
to procure a property. A member's participation of the property
will be the precise proportion that their fund contributed
to the total acquisition costs.
