How does it work?
Lewis Innovative Investment believes property should form part of a well balanced portfolio.

 

It is often difficult for an individual private investor to make direct commercial property investments and we are passionate to try and make it possible.

Lewis Innovative Investment's solution is twofold: Firstly, to use pension funds – because most people have a fund they can commit, and secondly to form a syndicate up to twenty people – to get into larger, more secure and attractive properties. Each syndicate member establishes a Self-Invested Personal Pension (SIPP) with existing pension funds. This amount and other syndicate members' funds will create a property fund.

The property fund will make the purchase with a mortgage. We look to secure favourable rates on either a fixed, variable or a mixed basis.

A syndicate is formed when potential members' funds are sufficient to procure a property. A member's participation of the property will be the precise proportion that their fund contributed to the total acquisition costs.
